We're building a house, but can't afford to put in the dream kitchen we've always wanted. What we can do is pick out the appliances that will go into it. We can also pick some "must have" custom options. The layout is basically U-shaped with an island in the middle. Any suggestions? Wall oven and cooktop versus stand-alone range? Sink in the island? What about over-the-cooktop ventilation?

Any suggestions or guiding questions appreciated.

The word is that the kitchen should cost about 10 percent of the value of the house. If that seems excessive, consider two things. First, think about how much time you or your wife and the rest of your family spend in the kitchen. Second, consider how expensive it will be to redo the kitchen when you think you have enough money for your 'dream' kitchen.

If cost is a factor, opt for the range. The cooktop/wall oven combo is a lot more expensive. Sink in the island makes sense, maybe even a second dishwasher and certainly a recycling cabinet of some kind.

Cooktop ventilation is important so make sure the unit is on an outside wall and keep the exhaust run as short as possible.
