"If you're so smart, how come you aren't rich" comes from “The Rocking Horse Winner,” by D.H. Lawrence. It’s the tale of a young boy whose psychic betting powers help his spendthrift parents (yet there is still, "not enough money).

A better question for some might be, 'If you're so rich, how come you're not smart?'

Time will tell who's smart re the financial future, but if you believe what you read in "The Millionaire Next Door", where a person lives doesn't necessarily tell everything about how rich or not rich they are. Case in point. In FL all elected officials have to file a fairly detailed financial disclosure statement. The results were recently published in my county. The elected official with the highest net worth (well into 7 figures) lives in an efficiency apartment valued at 75K! Maybe that's how she got to be so rich.

As someone who was born and raised in the Monterey area, I can tell you the weather is cold and dreary.

However, at the upper end of Carmel Valley where I have some property,the weather is much warmer.

This will slow up home appreciation for sure.

Yes, the credit markets are doing Greenspan's dirty work for him. He must be feeling as though much of his mission is accomplished with conforming rates over 8% -- slowdown in housing and all the associated spending, not to mention an evaporation of the refinance craze.
