Your sentiments are shared by at least a couple of hundred thousand others. What makes you think everyone can get out the door at the same time, next time? I believe, the last times that was tried were in 1987 and 1997. Even 2000 and the summer of 2002 were fairly fast exits.

I just reduced my REITs 50% as I do not see any further upside, but lots of downside.

I'm trying to get long-term annual returns for the Vanguard REIT index fund (VGSIX). What I found only goes back to 1994:

Worst 1-Yr Total Return (1998): -16.32%
Worst 3-Yr Total Return (1997-2000): -1.57%
Does anyone know where can I get annual returns for a REIT index going back another decade or two?

In response to message posted by bob90245:i'm surprised you could get back that far with the vanguard REIT index fund ( VGISX ) . i show a inception date of 5/13/1996 for that fund . i'm having the same difficulty researching REITs very far back . new ? ?

I sure wish I can get annual returns for a REIT index every year going that far back.
BTW, I just found this site for all the other historical annual returns (LG,LV,SG,SV, etc.)
