Broker Price Opinions
This is a good service available to have help in determining the value of your property. Most brokers or their agents will do a "Broker's Price Opinion" either free or for a nominal fee. It is important that you be honest and tell the broker that you are planning on selling your home on your and want to hire them just for there expertise in pricing. Some brokers will flat out turn you down, while others will charge between $75.00 to $100.00. I always provided BPO's for $50.00 and gave a listing presentation that I was confident would get me the listing if the seller’s efforts failed. An open-minded broker (or their agent) will see this as an opportunity for future business (of referrals from your prospects that don't buy and/or a future sale or listing) and provide you with a quality BPO for your property.
Keep in mind that an agent can not make a decision or a contract to do a BPO for you without the consent of his/her broker. An agent, or salesperson, can only act under the authority of their broker. Contact the office's broker directly. The broker has the final authority on costs for a BPO and whether or not the office will do it in the first place. The broker can then assign the BPO to an agent with the most experience in your area. Pricing Your Home Now that you have all this information figuring out what to do with it is the next step. As I said earlier, appraisals are not an exact science, neither are market analyses and broker price opinions. So, you've got this idea of what your home is worth but what price do you advertise it at? People hardly ever offer you full price, right? You will probably have to negotiate some, anyway, right? You can always come down on your price if someone is really interested, right? At this stage of the game there are three criteria that will assist you in determining your list price. First, let’s consider the results of the market analysis. Second, let’s consider the reason for the sale. Finally, let’s consider the urgency involved. If you just want to get another house when this one sells and are in no particular hurry you can be more flexible about your pricing (within reason). If you are in an pressing situation you might even consider pricing your home below the market value to expedite a sale. This is where you really have to make some decision based on your situation. No appraiser, broker or even a book, for that matter, can tell you what your particular situation is! You must be honest to yourself about your expectations.
