THE PRACTICAL
Keep A Basket Handy. Because you’re selling your home, you’re already straightening up each day, but there will always be times when an agent or buyer will give you little or no notice. I keep a laundry basket (you can use a box, basket, whatever serves the purpose) in a hall closet or laundry room that I take on a quick sweep of the house, collecting loose items–toys, dirty socks, etc. Then I simply tuck it back in the closet or laundry room.
Display An Info Sheet. Make up a list of your home’s features–square footage, number of bedrooms and bathrooms, etc. Include any new major improvements (new roof, for example) and any relevant community information (maybe it’s in a desirable school district). A photo of the house’s exterior will help a buyer recall your home after they’ve visited many. Some agents also suggest providing a sheet of utility expenses over the past year. Don’t forget the address and contact information. Leave them in a prominent spot–the kitchen counter, a table by the front door, etc.
Provide A Tray. Place a small tray, basket, or dish near your fact sheets as a convenient place for agents to drop their business cards. They know that you’ll find the cards there.
THE PLEASANT
You’ve done all that work to make your house appealing, so show it off. There are several things you can do to enhance the rooms, make them look brighter, bigger, inviting.
Turn On Lights–all of them.
Open Shades, Blinds, Drapes.
Clear Counter Tops. But don’t get sterile. Leave a bowl of fruit or fresh flowers on display.
Prospective buyers will not only get a visual experience of your home. They bring all their senses. Why not please all five?
Spray Air Freshener throughout the house. Or place pot pourri in several rooms. Be careful not to choose an overpowering scent.
Play Soft Background Music. Do make sure it’s soft so it doesn’t distract the buyer. For the same reason, don’t use the television.
